Sammanfattning: Abstract Title Ownership apartments - The success that got lost Date of seminar 2011-05-27 Course/Program Bachelor thesis/Construction and Real Estate Business Programme Authors Anna Åberg Marie Louise Homayon Nejad Mentor Sven-Ola Carlsson Examiner Gunnar Wramsby Background The 1st of May 2009 the government introduced a new accommodation form called ownership apartments. The government´s intensions were to give the individuals more influence in their housing, to increase the variety of accommodation and thereby create a freedom of choice when selecting their housing. They also saw opportunities to reduce segregation and increase the total production of houses and or apartments with this new type of ownership. The introduction was supposed to give the building companies a possibility to build with a new type of ownership and thereby create new and an increased number of projects for the future. This new accommodation form has however not gained the penetrating power that was expected. Up until April 2011 there are only 419 units built so far. The expected amounts were 3000-5000 units / year. Purpose The purpose with this thesis is to describe what ownership housing is, the need of it and the knowledge about it. The thesis will also explain why the building companies doesn’t choose to build ownership apartments and what factors effecting their decisions. Methodology For our theories we looked up the substantial literature and information for the subject and then proceeded with a deductive and qualitative approach for our thesis. We have used raw data in the form of interviews with three people in the industry that possess the right knowledge about ownership apartments. We also choose to use secondary data in the form of a survey to explore the general publics knowledge in the subject. Conclusion The largest factors why construction companies do not build ownership apartments is the lack of need, knowledge and demand for the Swedish housing market. We have a well-functioning housing market making it more difficult for a new type of housing to break into the market. Knowledge needs to be improved and uncertainty dissipates for a better impact.
