BIM, framtiden för förvaltare

Sammanfattning: In recent years allot of research has been carried out dealing with BIM and how to use it through the entire construction process to make it more effective. Much of this research addresses the possibility of using BIM in the management of buildings (Facility Management) and some have also demonstrated the benefits of it. This has led to an increased knowledge and interest in BIM amongst building owners and facility managers but there remains some difficulty in delivering digital information for FM and the search continues for consistent solutions using BIM. In this report the authors consider how the facility management looks today and analyse where managers have the greatest trouble and spend the most time. The goal was to find a common problem among several facility managers and then work out a solution with the help of BIM. The report is performed and based on interviews with five facility management companies who work in different ways but still are experiencing a number of common problems. The study showed there are many benefits of using BIM in facility management and many of the problems that were found can be solved by implementing BIM. After the completed interviews, the authors asked themselves, why facility managers don’t use BIM more today? A first conclusion were that there are many obstacles to fully implement BIM in facility management and it may for many initially involve huge costs. However, a basic problem is the lack of standards for how to deliver the information with BIM into management systems. Further in the study the authors decided to focus on that problem and together with BIM strategist Per Erlandsson develop a specification that will serve as a helpful document for facility managers intending to utilise BIM in their processes.
