Polstjärnan. Ett fastighetsutvecklingsprojekt

Sammanfattning: Efter att ha ägt fastigheterna benämnda som Polstjärnan, belägna i stadsdelen Lindholmen på Norra Älvstranden i Göteborg, under många år ställs Wallenstam nu vid ett vägskäl. Med byggnader som åldrats och ett område som utvecklas ifrån dem växte fastighetsutvecklingsprojektet Polstjärnan fram.Syftet med arbetet är således att utreda en framtida utvecklingsplan för fastigheterna som är väl förankrad i området Lindholmen och kvarteret Polstjärnegatan-Karlavagnsgatan. Till att börja med ville jag få en bild av Lindholmen ser ut och vad det finns för planer för fortsatt utveckling i området. Därför kontaktade jag Johan Altenius, planarkitekt på stadsbyggnadskontoret i Göteborg och Anna Eckerstig, byggprojekt och verksamhetsansvarig på Chalmers Fastigheter.För att sedan skapa en gällande utgångspunkt för arbetet har flera personer på Wallenstam intervjuats. I dessa intervjuer har de fått ge sin bild av fastigheterna, dess historik och tidigare tankar på vidare utveckling. Anders Forsling, kundchef för Wallenstam Regions Göteborg/Skånes kommersiella fastighetsbestånd, har varit ansvarig för projektet från Wallenstams sida och i intervjun med Forsling delges Wallenstams utgångspunkter och mål. Dessa har sedan präglat den vidare utvecklingen av arbetet. Bengt Carlsson, Senior Key Account Manager, och Anders Adlerborn, Teknisk Förvaltare, är de två andra som intervjuats om fastigheten från WallenstamLitteraturstudier har sedan fått lägga den slutgiltiga grunden för rapportens utformning och informativa del.När så sedan fakta och teoretiska studier sammanställts fokuserades rapporten mot genomgående studier av referensobjekt där olika byggnader fick gå under lupp med syfte att studera de karaktäristiska aspekter som präglar de olika byggnaderna.Med intervjuer, teorier och referensobjekt nära till hands drogs sedan slutsatser till hur Polstjärnan ska formas för att vara en bidragande del i Lindholmens fortsatta utveckling.Having owned the properties referred to as Polstjärnan, located in the district Lindholmen on Norra Älvstranden in Gothenburg (Sweden), for many years the owner Wallenstam is soon facing a tough decision. With buildings aged, and an area that develops around them the project of how to develop Polstjärnan came to life. The thesis is therefore focused on investigating the future development of the properties and how they will complement the area Lindholmen and the block Polstjärnegatan-Karlavagnsgatan. To provide a valid basis for the work, several people on Wallenstam, the owner of the properties, were interviewed. In these interviews the interviewed got to give their view of the buildings, its history and past thoughts of further development. Out of these interviews, Anders Forsling, chief accounts manager for Wallenstam Regions Gothenburg / Skåne's commercial property portfolio, received the most focus. Forsling communicates Wallenstam's starting points and objectives which then have influenced the further development of the project Polstjärnan. Additional interviews were then conducted with Johan Altenius, plan architect at the City Planning Office in Gothenburg and Anna Eckerstig, construction projects and operations manager at Chalmers Fastigheter. Literature studies have since been adding the final basis for the report first and informative part. When then facts and theoretical studies had been resolved the report focused towards continuous studies out of a couple of reference objects where buildings had to go under the microscope in order to examine the characteristic aspects that specifies the various buildings. With interviews, theories and reference items close at hand I drew conclusions as to how Polstjärnan would be a contributing part of Lindholmens continued development.
