Sammanfattning: This thesis presents a comparative case study of the investment process for real estate developers constructing and managing rental apartments. The analysis of the process is conducted with respect to the developers' type of ownership. The thesis covers differences between capital budgeting methods by mapping the investment process with Dayananda et al's (2002) framework. This thesis also covers a comparative assessment of the housing developers' capital budgeting approaches to facilitate and execute innovation projects. The study covers family-owned, listed, and municipal housing developers, all present on the Swedish housing market. The empiric work reveals a discrepancy in the use of quantitative and qualitative techniques as well as inconsistencies in the facilitation of innovation across the developers. The study aims to answer the research question; How does the ownership structure affect the investment processes and innovation in the construction and management of rental apartments?
