Social hållbarhet för en ny stadsdel : Visioner och utmaningar i Rosendal

Sammanfattning: Social sustainability is a concept of increasing relevance in the construction industry. But there are different interpretations of the concept and it is difficult to grasp its meaning. It has also been found that social sustainability often is neglected in urban construction projects in favor of the ecological and economic aspects. It is common that municipalities have high ambitions for sustainable urban development, but the social dimension is difficult to handle. They are struggling with social challenges suchas housing shortage and segregation. In the new area Rosendal in Uppsala, the municipality are focusing on sustainability and social values are promoted. But how is social sustainability implemented in practice?  The aim of this thesis is to investigate and evaluate how builders interpret the ambitions and issues of Uppsala municipality, in regard to social sustainability for Rosendal, stage two. Factors that may conflict with social sustainability are examined as well as the definition of the term itself. The goal of the study is to contribute with relevant knowledge to the municipality of Uppsala for the continued planning and development of social sustainability. It may also aid other actors in their work for social sustainability.  Four representatives of construction companies who intend to build in Rosendal stage two, are interviewed. To gain an additional perspective on social sustainability a professor in sustainable urban development is also interviewed. The results of these interviews, as well as a literature study and document review, are processed in the analysis. The result of the study shows that the interpretation of social sustainability varies within the industry. The municipality of Uppsala have a clear vision for Rosendal regarding to social sustainability, but it needs to be narrowed down. A factor that may conflict with the social sustainability is housing costs. The survey indicates that cooperation between several actors, political decisions and an overall thinking - which extends beyond the property lines - are needed to achieve the ambition for a socially sustainable area. There is no given solution but the ability to customize each project according to its needs will lead to concrete solutions. In order to get a wider view of the situation in the construction industry and to strengthen the result, studies with more extensive interviews should be conducted.
