Sammanfattning: In a labor market exposed to competition, it is important for a building contractor to have control over costs and working hours for his construction projects. At present, AR Bygg AB does construction work exclusively for Umehem Fastigheter AB since they are I the same business group. As Long as AR Bygg only builds for its own real estate company they don’t have to submit a tender to get the contract. In order to secure the future of the company, AR Bygg wants to start use of industry-adapted calculation tools in order to provide a basis for submitting tenders to external parties. This way, AR Bygg can continue to operate to the same extent even when the real estate company Umehem Fastigheter AB does not have enough projects. The thesis is based on the production of the Audumbla 8 construction that AR Bygg commenced in the autumn of 2015. By making volume calculations on construction documents and documenting working hours for each activity, a production calculation has been created in the calculation program Bidcon. The result has been exported to Plancon, a planning program which presents a schedule that reflects the real construction time of Audumbla 8. The aim of the thesis work is that the calculation base can then be adapted for future projects and, with a small work effort, present a tender for an external client reflecting AR Byggs costs and worktime. A comparison will be done between the production calculation and the preliminary calculation that Mikael Gunnarsson made in spring 2015 when Audumbla 8 was still in the design state. The production cost estimate shows a total construction cost of 22 358 884 kr and a working time of 17 284 hours. With an even distribution of resources throughout the project, it results in 5,64 building workers for 20 months. In order to set building costs against other players, the key figure BTA (gross area) is 11 729 kr/m2 a good comparison.
