Sammanfattning: Problem presentation: The ability to efficiently co-ordinate and direct design management is an extremely important aspect of the building design process. During the building design process you manufacture the intangible building structure that will form the foundation of the physical building structures. There are many challenging tasks and areas when attempting to achieve an efficient building design process, for example dealing with information management, coordination, finances and time schedules. The goals of this paper are as follows: • Describe the building design manager’s role in the design management process. • Identify and analyse obstacles encountered in the design management process. • Propose a set of preventative measures relating to the identified problems, with the goal of aiding efficiency the building design management process. Method: To achieve the goals that we have set up, we first performed a literature review where we got a glimpse how the design process works and how the design manager work. To complement the literature study, we conducted an information search through internet. Then, to get a broader view of the design manager’s role and see how it works in reality, was carried out case studies and interviews. Conclusion: Process model The building design process can be divided into different stages. The stages are the programming stage including investigations, the system design, the detail design, the production and the delivery stage. Work duties The building design manager’s work is very comprehensive and complicated. The building design manager´s work duties can be divided into seven different categories: • Integration management - Direct, manage and monitor design management. - Lead users- and design management meetings. • Scope Management - Possibly establish, detailing and update WBS - Define, verify and direct scope • Time management - Establish, update and detailing the timeplan - Direct time • Cost management - Determinate, detailing and update the budget - Estimate and direct cost - Follow up the budget • Quality- and environmental management - Plan the quality- and environmental management - Implement the quality- and environmental management - Verification of documents • Resource management - Plan, develop, lead and possibly man the design management group • Communications management - Identify and handle stakeholders - Plan, manage and distribute information - Performance reporting - Collaboration with users and authorities • Risk management - Identify and manage risks • Procurement management - Plan, implement and administer (dependent on construction form) Information flow Due to the many work duties of the building design manager, there is a vast quantity of information that has to be managed. Throughout all the stages in the building design process there is information created such as documents, economic information, time schedule, protocol and documentation concerning authorities. In a project there are many participants and therefore there are high demands on the building design manager´s ability to structure and manage all the information. He/she is the link in the information process and it is the building design manager´s responsibility to make sure that everyone in the project has access to the information that they need. Problem and solutions Time The problems that exist in terms of time are based in the often short project times. The building design manager must therefore direct the work and put pressure on the actors in the project to do their work on time Economics The building design is a creative faze which make it difficult to establish a budget. Therefore it is important that the building design manager have a clear set-up when he/she establish the budget. To his/hers help one can use templates or checklists. It is also up to the building design manager to have structure on which requirements and whishes the clients has. This is to avoid that important requirements is not met when the economy is tight. Information There are vast quantities of information in a project; this makes the flow of the information difficult to manage. The building design manager has to structure the communication so that everyone gets the information they need to finish their tasks in time. Meetings The user and building design meetings are very important to the project group. The building design meetings are used to follow up, inform, solve problems and to work out decisions for the project. It is therefore important that the meetings are efficient and well structured. The meetings are an important part to improve the collaboration in the project group and the building design manage must strive to make everyone to feel that they are involved in the project. BIM The problems with BIM are based on the software’s complexity. It´s important that the building design manager analyze and plan how BIM should be used so that the using of BIM is optimal. Quality It´s important to go through the documents thoroughly, so that the finished building achieves good quality. To make the review of the documents more thorough it is recommended to use templates and checklists. The building design manager has the ultimate responsibility to make sure that the review of the documents is made and must make time in the time schedule, so that everyone can make their reviews. To minimize the number of collisions it is preferred to use BIM and its ability to make collision controls. The users To make sure that the future users of the facility can conduct their operation, it´s required to involve the users in the project in a positive way. The building design manager must help them on the way and at the same time pressure them to do their tasks in time. Consultants There are problems when consultants are procured. It takes years of experience for a building design manager to procure a consultant with the right competence. If a building design manager is inexperienced he/she should demand résumé and reference from the consultants or he/she could interview them. Delivery stage In the delivery stage the users and the manager of the building will recive the documents and instructions that they need. The building design manager has to plan for the delivery in an early stage, preferably when deals are made with the consultants. Education There aren´t enough good building design management educations. A big company or organization must therefore take an initiative in collaboration with universities to start a good education
