Sammanfattning: The purpose of this thesis is to investigate why Swedish real estatecompanies choose to use outsourcing and the financial incentives thatexist for the basis of the decision. This is based on a background thatdescribes outsourcing and the advantages and disadvantages it brings.To answer the purpose and questions of the study, the theoreticalconcepts of transaction costs, core competencies, agent theory andrelationship theory have been used. In the study, a qualitative researchmethod was used in the form of six semi-structured interviews. As thestudy is largely focused on the suppliers' views, four interviews wereconducted with suppliers and two with customers. The analysis showsthat the most important factors in outsourcing are good relationshipsand a well-developed core competence. The respondents who participatedin the study all have full insight into where their core competence is.The suppliers are experts in total management and the customers areexperts in transactions and value creation. The theory useddemonstrates the importance of good relationships and how it canincrease profitability. The respondents' answers confirm this, but theyalso believe that reduced transaction costs, which were the main reasonfor outsourcing in the past, are not as important today. Today, realestate companies are looking for long-term relationships with cuttingedge expertise that can meet a more demanding and complex market.
