Sammanfattning: Estimating the value of forest land is a complex task with many different contributing factors. Usually a regionally based average value is used in combination with a yield calculation. Site fertility is a measurement unit of the forest land´s ability to produce wood and is therefore an important part of the yield calculation. Among many important factors considered when estimating value on forest land properties, a few are mentioned in this report. These are for example; timber stock, distance to cities/industries, road network, hunting possibilities and recreational values. The purpose of this report is to investigate how site fertility affect the market price of forest properties. In an attempt to homogenize the statistical data and limit the number of external factors, this study is based on comparisons of market prices of clear cut forest land. The statistical data is provided by LRF Konsult and consists of a large amount of property transactions completed during the last three years. The properties are all situated in the middle region of Sweden. We have divided this region into four sub-regions; Stockholm, Örebro, Värmland and Dalarna. In order to assess the value of clear cut forest land we have used linear regression analysis and yield calculation. In the initial regression analysis the regions Stockholm and Örebro did not show any significant relationship between site fertility and price level. Since no relationship could be demonstrated for these regions, they were left out from further studies. The regions Värmland and Dalarna showed a positive correlation, albeit weak, between site fertility and price level. Since the regions showed a positive correlation we performed a deepened assessment, by yield calculation, of the price level for clear cut forest land. The yield calculation demonstrated an enhanced correlation. The result showed that the price level generally increased with higher site fertility. The increment in price level was although in some cases difficult to interpret due to remarkable variations. The study does not include any explanations concerning these variations.
