Sammanfattning: Propertydevelopment means that the land use change or intensify. A property is unique in its physical and its geographical location, because of this, the process in propertydevelopment must be adapted to the objects conditions. For the process to be initiated, requires the developer a certain demand and/or a profit potential. The work can be divided into these following steps, they do not have to be in the following order and some steps may be performed in parallel: initialization, evaluation, acquisition, design, permits and laws, conduct, management or sales. One of the main steps, which form the basis for a number of crucial decisions, is evaluation. This step may include a market analysis and a financial analysis. In the process of property development there are many decisions and events that have to be coordinated and there are several stakeholders and actors involved. The stakeholders who usually are present in the process are: property owners and developers, real estate developers, municipalities and government agencies, contractors, consultants, financiers, neighbors, associations, local residents and right owners. The purpose of this study is to see how one cavern, which previously has been used for military purposes, can be changed for civil use. The study also includes what measures need to be taken and who the objects stakeholders are. Changes in Sweden’s security policy are one of the reasons why military properties are being sold. Before a sale of a property it is necessary to clarify the object's condition and standard, after that can future alternatives be proposed. Swedish Fortifications Agency mission, after a dismissal from Swedish Armed Forces, is to dismantle and sell, the alternative is to lease, the land in question. The object that is being examined in this study is located in Sundbyberg, Sweden. The study is qualitative, which means that focus is on to describe, interpret and provide insight. The report is based on information from literature and a case study based partly on interviews with six people. What the cavern will be used for in the future, depends on the local plan and if there are any suitable buyers or tenants on the market. If the Swedish Fortifications Agency decides to lease the cavern instead of selling it, there must be a purpose to promote a robust society. In the Analyze chapter, there are a number of scenarios that describe how the cavern can be used in the future, some options are more realistic than others and some requires a major reconstruction and others less.
