KOMPLEMENT TILL TÄTORTSNÄRA SKOG? : En empirisk tillämpning av fastighetsvärdemetoden i Tomtebo, Umeå

Sammanfattning: This is a study that uses the property value method to estimate values for different urban greens and has the objective to see if increased distances to the nearest recreational forest can be compensated for by closer distances to parks or smaller green areas. It is a case study that takes place in the town part of Tomtebo in Umeå, Sweden. The data is collected by a survey where the author distributed the invitations to the questionnaire by hand using stratified random sample selection. A linear and a semi-log econometrical model was used to estimate the marginal price attributes of the per square meter price of the value that the respondents approximated their estates to have in SEK. The results indicate that it is very difficult to estimate values for urban forests due to a large stock of forests in the area, and that the only urban green that had an expected effect on the price per square meters was the distance to the nearest park.
