Sammanfattning: The Swedish Government has a legislative proposal regarding condos (ägarlägenheter). The proposal discusses advantages and disadvantages with the new form of housing where condos and co-operative flats (bostadsrätter) compares. The proposal does not say anything about the determinants that affect the price of a condo. This thesis will therefore analyse which parameters that influence the price. To examine this, we have scrutinized the juridical differences between condos and co-operative flats. The most essential juridical difference is that an owner of a condo has the right to sublet the flat without any permit. This is one of many parameters that have great impact on the price of a condo. To be able to make relevant analyse of the thesis and its questions, it is important to evaluate a country that has experiences of condos and that has a housing market that look like the Swedish one. The Norwegian housing market has both co-operative flats and condos where the prices of housings have had the same development as in Sweden. We have therefore chosen OBOS which is the greatest real-estate concern in Norway. We have also made interviews with HSB and Mölndalsbostäder to analyse what the Swedish real-estate concerns think will affect the prices of condos. The reason why we chose HSB is that they will probably begin to build condos and their corporate structure resembles the one that OBOS has. The motive to interview Mölndalsbostäder, the municipal real-estate concern, is that it is interesting since these enterprises may begin to build condos to finance building projects. We received some interesting information about condos and co-operatives in the Norwegian market during the interview with OBOS. The head of department of OBOS told us that in some areas the co-operatives are more expensive than the condos and the demand is sometimes higher due to the advantages of the housing cooperative. OBOS said that the reason why the prices of condos often are higher than co-operatives in Norway is due to the geographic area, where condos are located in more attractive areas. The thesis indicates that the parameters that have the greatest effects of the prices of condos are the production costs, the possibility to sublet, the attractiveness of the area and the size of the cost of capital the real-estate concern uses. All flats are unique, and it is therefore difficult to compare different apartments and their prices. The buyers have different preferences and value the apartments in different ways depending on several factors, but where the price has a decisive importance for the buyer.
