Hållbarkonvertering av industrifastigheter - För ökad bostadsproduktion, arkitektoniskt bevarande och integrerade städer

Sammanfattning: Between 2017 and 2025 Sweden is in need of an additional 600 000 homes to supply the current widespread shortage of housing. At the same time, this addition should preferably take place without taking new land in use. One way to densify effectively is to use existing industrial facilities in central locations. This thesis aims at promoting cultural and architectural history by creating recommendations for conversion of industrial properties, thus promoting mixed use and sustainable urban development. Factors perceived as preventative are identified from completed conversion projects. Based on these factors, the scope is limited to describe the ones that affect the ongoing of projects the most: change of detailed development plan, decontamination of soil and hazardous building materials, daylight and also energy performance and moisture safety. In Norra Sorgenfri, Malmö, the property Spiralen 10 is being studied and a conceptual conversion proposal is generated based on needs analysis and solutions for the respective factor. By adding greenery, social spaces and mixed usage, the proposal for Spiralen 10 can contribute to a more integrated area, preserving history and increasing security. This leads to sustainable urban development and increased housing construction. This thesis results in general recommendations för decontamination, daylight, change of detailed development plan and energy performance. The result is based on the solutions that are applicable to the study object. In general, the recommendations act as a checklist to determine which preventive factors need to be investigated at an early stage. It is important to distinguish all the preconditions, identify risks and engage experts in time. A possible reason why older industries are not being put to greater use might be that the required amount of measures becomes too economically uncertain. In order to increase the interest in conservation of industrial properties, more financial support from government and municipalities may be needed. In addition, more in-depth advice and recommendations are needed to facilitate conversions drastically, but the recommendations in this thesis can give rise to increased interest as they are used in successful conversion projects.
