Sammanfattning: Sustainability is a growing concept which today affects all industries. The impact that sustainability has on the construction and real estate industry has recently become increasingly more visible. A way for the construction industry to produce greener buildings is through a number of different certification systems that can guarantee sustainable buildings.   In 2017 the industry accounted for 19% of Sweden's total greenhouse gas emissions. To minimize this number it is important for construction companies to invest in environmentally certified buildings. The most common environmental certification for apartment buildings is the environmental certification Miljöbyggnad, this certification has three levels, Bronze, Silver and Gold. The purpose of the study is to increase the understanding of how Miljöbyggnad gives apartment buildings a higher market value in the form of lower operating costs, higher rental levels or a higher return. The study is a qualitative study with knowledgeable respondents with titles through different parts of the construction and real estate industry. Previous research in the field is thin, especially of a quantitative nature. The study came to four different conclusions connected to the issue where different added value factors related to Miljöbyggnad has been identified.  The study came to four conclusions based on the problem formulation, where several added values ​​linked to Miljöbyggnad have been identified. The certification has a small but positive effect on the value of a market value assessment. Green loans that provide more favorable financing terms are one of the biggest driving forces for certification with Miljöbyggnad Silver. The size of the certified building affects demand at the time of sale. Larger environmentally certified buildings tend to be more attractive on the market compared to non-environmentally certified buildings, while demand does not differ significantly between smaller buildings that are certified or not. Another conclusion from the study is that Miljöbyggnad also has positive effects on soft values ​​such as the company's brand and reputation.
