Sammanfattning: The lack of housing in Stockholm is a fact. People ask for centrally located housing and the demand is contributing to increased prices. There are clear political message of creating more housing in the city, while construction of new buildings, and conversion of older buildings, are limited by rules and laws. City Planning establishes follows and modifies overviews and detailed plans of the city. The reason is to control and influence contractors' exploitation of new properties, and modification of old buildings, to preserve the cultural heritage. A city's cultural heritage is important and it characterizes both the appearance and design of our buildings. The construction of new housing in the city is difficult when most of the land is already developed. Today's economic downturn increases the vacancy rate for office while property owners may reduce their rents, the objects affected the most are the obsolete office buildings. Conversion of commercial buildings to housing shelters both markets. For a conversion must be timely, it must involve an added value of the building. The value added is determined by a number of success factors with and affect a building's potential.
