Sammanfattning: During the construction, realignment, or widening of roads, various disturbances can occur that affect the market value of nearby properties. These disturbances typically include things such as increased noise, vibration, changes in soil conditions, increased sensitivity to wind, and all contibute to severe disruption of the property. In order to provide appropriate compensation to property owners, it is necessary to assess the impact that disturbances have had on the property's market value. The goal is to ensure that property owners maintain the same financial position that they had before the project began. The assessment of the financial impact that disturbances have caused should be calculated by comparing the property’s pre-disturbance value to the post-disturbance value, the compensation to the property owner should account for the net value difference. This master thesis examines the impact that road-construction emissions have on property value. More specifically the thesis discusses how the impact that disturbances have on the market value of properties is assessed. The second chapter contains a background review on relevant laws and how these are applied. Furthermore, to provide a broader understanding of the theoretical background, a description of important economic terms such as market value, price formation, factors affecting value, market value reduction, etc. are included. In addition, the most common valuation methods and how they are used are defined. The thesis also contains a review of previous studies and important legal cases. A separate investigation has also been carried out in which experts have been interviewed on the topic. The results highlight how complex it is to assess the market value impact of different road-construction emissions. The conclusion reached is that there are a few accepted methods for assessing the size of the value impact of road-construction emissions. These methods work well in most cases but may need an update soon. The impact that individual road-construction emissions have on the market value of properties depends on several different factors. Due to the unique characteristics of real estate, the impact can differ enormously. Each situation requires a new thorough examination, otherwise there is a risk that differentiation will be high.
