Coworking - konkurrent eller komplement

Sammanfattning: In recent decades, society has undergone rapid technological development, resulting in new ways of working. It is now easier than ever to work where, when and how you want. A global pandemic at the start of 2020 accelerated technological progress. Digital ways of working thus became commonplace for the majority of the office-working population. With the evidence that remote working is productive, the role of the office has begun to be questioned. As a result, flexible office solutions have become a common topic. An example of such a concept is coworking. The aim of this report is to determine the future need of coworking-spaces in the Swedish office market. The idea for this thesis is based on the expectation that during the COVID-19 pandemic there has been a change in the need for traditional office space. The aim will be established by answering how COVID-19 has affected the future need for offices, what the future need for coworking solutions is and identifying other potential future office solutions than coworking. The report consists of a literature review and a qualitative case study. The literature study provides a theoretical foundation on which the work is based on. The qualitative case study consists of semi-structured interviews with actors in the real estate sector and is applied to answer the three research questions. A total of nine interviews were conducted and the study is based on the perspective of investors. Coworking is an opportunity for small businesses, entrepreneurs and start-ups to work individually in shared spaces. The COVID-19 pandemic has influenced companies to consider other office solutions than the traditional office with a focus on flexibility. It is not clear what the long-term demand for office space will be. However, the need for flexible office solutions such as coworking will increase. Trends towards remote working, flexibility, innovation, technology, servitization and companies discussing to reduce their office space are contributing to this. The office of the future will demand flexibility, a range of basic functions and services. It is likely that coworking and traditional offices will be combined in the future in terms of services and offerings to meet the demands of large companies.
